Your project

Septic Tanks & Drainage,
from the ground up

A septic tank or drainage installation must suit the property and the site around it. The source and type of water, available space, levels, ground conditions and the proposed discharge route all affect what can be installed. A rural property without a straightforward mains connection needs more than a tank selected by appearance or purchase price. The complete system and its future access for maintenance deserve consideration together, because a product alone does not establish that an installation is appropriate or compliant.

Ranshaw Group provides septic tank installation and drainage works across Lincolnshire, including assistance with Environment Agency compliance and permits. Groundworks are our core trade, and our construction capability allows drainage to be considered alongside building work where relevant. Initial site visits and quotations are free and carry no obligation. We discuss the property, existing system information and the intended work before quoting the project individually. No standard installation price or emergency call-out service has been supplied.

This service may be relevant when a property needs a new installation, drainage associated with construction or an assessment of the work required around an existing arrangement. Tell us what is currently connected, where the system discharges and what records you have. Professional input is important because excavation, pipe routes, system specification and regulatory requirements interact. Further investigation or specialist design may be needed before a construction scope is settled; a free initial visit should not be mistaken for every possible technical test or compliance determination.

Before work begins

Avoid the problems
that cost twice

Repeatedly treating visible symptoms without understanding the drainage arrangement can leave the cause unresolved. Ground movement, unsuitable levels, limited access or an inappropriate discharge route can each affect the work required. Buying a replacement tank before checking the site may commit money to a product that is not suitable for the complete installation. Clarify the investigation and design information needed first, and compare quotations by their whole-system scope rather than the price of the tank alone.

Environment Agency requirements depend on the discharge and the applicable rules. A permit exemption cannot be assumed simply because a system is small or an older installation has been used for years. Planning and building regulations may also apply separately. Drainage excavation brings its own safety considerations around buried services, ground support and nearby structures. Leaving those checks until work starts can change the installation approach or require remedial work later. Avoid entering tanks or unsafe excavations to investigate a problem yourself.

Our process

A clear route from first visit to sign-off

01

Property & existing-system review

Explain the current arrangement, any symptoms and what the new work needs to serve. Bring plans, discharge information and records of previous installation or maintenance where available. The free visit helps identify site constraints and the information needed for a quotation, including whether additional investigation must be agreed before a suitable installation can be designed.

02

Site suitability & compliance route

The proposed system and discharge need to be considered against the site and applicable requirements. We assist with Environment Agency compliance and permits as part of installation work. Relevant testing, specialist information and any planning or building-control requirements must be identified for the actual project; we do not promise that every site is permit-free.

03

Installation scope & quote

Confirm the system specification, excavation, pipe routes, access and reinstatement included in the project. Clarify any investigation or specialist work that sits outside the construction quotation. Each job is priced individually, so a useful comparison needs to consider the whole agreed installation rather than assuming the same tank and groundwork arrangement suits every property.

04

Groundworks & drainage execution

Excavation and installation must follow the agreed design and appropriate product requirements. Buried services, ground conditions and nearby structures need consideration, with relevant inspections coordinated before work is concealed. The exact checks and documentation depend on the scope; discuss them in advance rather than assuming every drainage project follows the same testing sequence.

05

Verification, handover & care

Review the completed works and retain the information relevant to operation, maintenance and any permissions. Access for ongoing care should remain practical after reinstatement. Our 18-month workmanship guarantee applies to the work, with manufacturer product warranties matched. Routine maintenance and continuing compliance responsibilities do not end when the construction is signed off.

Built around your priorities

What a coordinated project gives you

The system, not just the tank

Considering the discharge, pipework and site together makes the product choice part of a complete design. That helps avoid purchasing equipment before understanding the installation it needs, without promising that one particular system is suitable for every rural property.

Compliance questions raised early

Identifying the relevant rules and potential permit requirements before construction gives the project a clearer starting point. Assistance with the process does not guarantee approval, but it is more useful than relying on an unverified assumption that an installation is automatically exempt.

Groundworks connected to drainage

A coordinated excavation and installation scope allows access, levels, buried services and reinstatement to be discussed together. Those details influence cost and practicality, and should not be treated as incidental extras after a tank or pipe route has already been selected.

Access for ongoing maintenance

Designing with future care in mind helps keep inspection and service points usable. Different products and discharge arrangements have their own maintenance requirements, so retain relevant information and avoid covering essential access during later landscaping or building alterations.

The details that matter

Methods, materials & site requirements

Septic tanks & treatment options

A septic tank and a sewage treatment plant are not interchangeable labels. The appropriate arrangement depends on the wastewater, site and discharge requirements. Discuss the options that can be properly considered for your property before choosing equipment. We do not publish a universal product list or promise a particular treatment system; the agreed installation specification must identify what will be supplied and how it relates to the complete drainage design.

Foul water, surface water & pipe routes

Wastewater and rainwater require the appropriate arrangements for their different purposes. Pipe levels, connection points and routes need to be understood before excavation, particularly where drainage interacts with an extension or driveway. Existing records can be helpful but may need verification. The scope should identify the work being undertaken and any investigation needed, rather than assuming a visible inspection point reveals every buried connection or defect on the property.

Discharge rules & site information

In England, small sewage discharges may be exempt from a permit only when the applicable general binding rules are met. Requirements vary with the discharge arrangement, and planning permission or building-regulations approval may also be needed. Site suitability and current rules must be checked; an existing installation is not proof that a replacement can be installed in exactly the same way. Seek the relevant authority guidance before assuming the work is compliant or exempt.

General guidance: GOV.UK: small sewage discharge rules. Requirements are checked for the individual site and proposal.

Your questions answered

Before you book septic tanks & drainage

How much does septic tanks & drainage cost in Lincoln?

Every project is quoted individually after we understand the site and the work required. There is no published fixed price or square-metre rate to substitute for that assessment. Access, ground conditions, existing services, specification and any necessary approvals can all change the scope. Your initial site visit and quotation are free and carry no obligation. Tell us the location, your aims and any available drawings so the discussion starts with the actual project rather than an assumed budget.

How long will the work take?

A standard completion time has not been provided. The programme depends on the agreed scope, design information, approvals, material availability, site access and any work that must happen before construction starts. We discuss these dependencies when reviewing your project, rather than promising the same timescale for every property. If you have a proposed move-in date, business opening or other deadline, mention it during the initial enquiry so its implications can be considered before you commit to a start date.

What happens at the free site visit?

The initial visit is an opportunity to explain the result you want, show us the site and identify the information needed for a meaningful quotation. Bring drawings, photographs, known constraints and details of any previous work where available. We discuss the proposed scope and the stages that may need further design or approval. A free visit is not a substitute for specialist surveys or a formal approval; where more investigation is needed, that requirement should be clear before the construction scope is finalised.

What guarantee and insurance do you provide?

Ranshaw Group provides an 18-month workmanship guarantee on all works and matches manufacturer product warranties. We hold £10,000,000 public liability insurance. A workmanship guarantee and a product warranty cover different things, so ask about the terms relevant to your chosen specification when reviewing the quotation. These are not promises of a fixed service lifespan or a replacement for routine maintenance. We do not hold trade-body accreditations and do not present membership badges or review scores that have not been supplied.

How are payments arranged?

For standard domestic projects, the payment schedule is a 10% deposit upon booking, 40% payable two weeks before the scheduled start date, 45% staged throughout the project and the final 5% upon sign-off. Commercial staged payments may be adapted for development loans or direct lender schedules. Each job is quoted individually, so review the written scope and payment stages together. Discuss any lender requirements at the outset rather than assuming they can be fitted around a construction programme after work has already been booked.

Do you cover Lincolnshire, and can you attend an emergency?

We cover Lincoln, Grantham, Boston and Sleaford, along with the other Lincolnshire locations listed on our website. Contact us with the site address so we can discuss your project. Our published hours are Monday–Saturday, 6am–6pm, and Sunday, 8am–6pm. An emergency or out-of-hours response service has not been provided, and we do not promise a response time. Call 07960 180466 to discuss availability; for an immediate danger, use the appropriate emergency service rather than waiting for a building quotation.

Will I need an Environment Agency permit?

The answer depends on the proposed discharge and whether all relevant general binding rules are met. Do not assume a permit exemption from the tank size alone. We assist with compliance and permits as part of septic tank and drainage installation work, but a site-specific assessment and authority requirements determine the route. Planning permission and building regulations may also need consideration separately; the installation quotation is not a blanket approval.

How long will the system last, and is maintenance included?

No universal system lifespan or maintenance package has been provided. Equipment, pipework and associated drainage have different care needs, and correct use matters. We provide an 18-month workmanship guarantee and match manufacturer product warranties. Ask about the relevant product's operation and maintenance requirements when reviewing the specification, and clarify any service arrangement separately rather than assuming installation includes indefinite emptying, servicing or emergency attendance.
