Your project

Farm Buildings & Stables,
from the ground up

A farm building or stable is part of a working site. Its location and arrangement affect vehicle access, movement around the yard, drainage and how easily it can be cleaned and maintained. A structure suitable for general storage may not suit machinery access or animal accommodation. Begin with the intended use, the equipment or animals involved and the existing site's constraints, rather than choosing a building solely by its external dimensions or an image of a similar rural structure.

Ranshaw Group provides agricultural construction, farm buildings, stables and outbuildings across Lincolnshire. Our full design-and-build capability runs from groundworks to completion, with groundworks as our core trade. We are a family-run company whose team brings over 40 years of combined construction experience. An initial site visit and quotation are free and carry no obligation. Each project is quoted individually after discussing the intended use, available information and practical requirements of the site.

Rural sites can have constraints that are not obvious from a clear piece of land. Access for delivery vehicles, buried services, adjacent structures and the relationship between clean water and working areas all deserve attention. Professional coordination helps bring these considerations into the specification before construction begins. Tell us whether the building will be used for storage, animals or another agricultural purpose, and identify any existing permissions. The precise building method, materials and associated works are confirmed for the individual project.

Before work begins

Avoid the problems
that cost twice

Choosing a location without checking access can create a building that is awkward to use even if the structure itself meets the drawings. Door positions, turning space and levels should reflect the site's real working activity. Drainage and ground conditions can also affect the foundation and surrounding surfaces. If those issues are left until the frame or walls are built, changing them may require additional excavation or alterations. A defined brief makes it easier to avoid constructing the right size building in the wrong arrangement.

Agricultural permitted-development rights are conditional and do not amount to blanket permission for any rural building. Prior approval or other permissions may be relevant, and stables should not automatically be assumed to qualify under the same rules as a farm storage building. Health-and-safety arrangements are also important on an active farm. Livestock, vehicles and existing operations introduce interfaces that need site-specific planning. Check the relevant approval route and agree how construction access will work before booking a programme.

Our process

A clear route from first visit to sign-off

01

Use & working-site review

At the free visit, discuss what the building will contain and how the site operates. Identify vehicle routes, existing services, neighbouring structures and areas that must remain accessible. Bring drawings and permission information if available. The intended use helps determine which design questions need answering before the scope can be finalised.

02

Layout, ground & permissions

The position, access and foundation requirements need to be considered together. Planning applications and building control are managed where required. Agricultural permitted-development conditions must be checked for the specific site and use. Authority approval remains a separate decision, and an agricultural description alone does not establish that a proposed stable or outbuilding is permitted.

03

Specification & quotation

Agree the proposed structure, openings, surfaces and associated work before comparing costs. Clarify drainage, access improvements and any specialist fit-out or client-supplied items. Every project is quoted individually, so the construction scope should state what is included rather than treating all rural buildings as a standard supply-and-install package.

04

Groundworks & building execution

The ground preparation and construction need to follow the design and relevant inspection requirements. Access for materials and construction activity must be coordinated with the working site. The selected structural approach and finishes depend on the specification; no universal material system or foundation depth is assumed for every farm building.

05

Completion & maintenance information

Review the completed work against the agreed use and construction scope. Discuss relevant product information, approval records and care requirements at handover. Our 18-month workmanship guarantee applies alongside matched manufacturer product warranties. Ongoing cleaning, maintenance and the safe operation of a rural site remain important after construction is signed off.

Built around your priorities

What a coordinated project gives you

A building suited to its task

Starting with actual use helps connect openings, circulation and floor space with the work carried out on site. That gives design decisions a practical basis rather than assuming that any agricultural-looking structure will serve every storage, livestock or stable requirement.

Groundworks in the same discussion

Foundation, drainage and yard-level decisions influence the structure and its surroundings. Considering them within one construction scope helps expose dependencies that might otherwise be discovered only after a building supplier and a separate groundwork contractor have made different assumptions.

Clearer rural-site coordination

Discussing delivery routes and continued farm activity early helps identify working interfaces. It does not remove all disruption, but it allows access requirements to be included in the construction discussion instead of being treated as unexpected obstacles during the build.

Care suited to the materials

Different roof, wall and floor materials have different maintenance needs. Understanding those requirements before selecting the specification helps you plan realistic upkeep and retain useful product information, without relying on an unsupported promise of a maintenance-free agricultural building.

The details that matter

Methods, materials & site requirements

Storage, machinery & animal accommodation

These uses place different demands on layout, access and finishes. Machinery dimensions can affect door openings and working space; animal accommodation needs its own use-specific design considerations. Confirm any specialist requirements with the appropriate adviser and make them explicit in the brief. We do not claim that a generic building specification automatically meets all welfare, operational or storage requirements simply because it is described as a farm building or stable.

Foundations, floors & yard interfaces

Ground conditions and structural requirements inform the foundation design. Floors and surrounding surfaces should be considered against expected use, drainage and the way vehicles or animals move through the site. Existing services and nearby structures can constrain excavation. Associated yard or drainage works need a defined scope, because a quotation for the building alone should not be assumed to include every external connection or access improvement.

Structure, roof & rural approvals

Framing, masonry, cladding and roof options depend on the design and use. Materials should be selected with exposure, maintenance and the relevant requirements in mind. The approval route depends on the proposal, not just the rural location; permitted-development and prior-approval conditions need checking with the local planning authority. Agree the intended specification and any specialist design responsibilities before assuming that a chosen construction method is approved or included.

General guidance: GOV.UK: farm permitted development. Requirements are checked for the individual site and proposal.

Your questions answered

Before you book farm buildings & stables

How much does farm buildings & stables cost in Lincoln?

Every project is quoted individually after we understand the site and the work required. There is no published fixed price or square-metre rate to substitute for that assessment. Access, ground conditions, existing services, specification and any necessary approvals can all change the scope. Your initial site visit and quotation are free and carry no obligation. Tell us the location, your aims and any available drawings so the discussion starts with the actual project rather than an assumed budget.

How long will the work take?

A standard completion time has not been provided. The programme depends on the agreed scope, design information, approvals, material availability, site access and any work that must happen before construction starts. We discuss these dependencies when reviewing your project, rather than promising the same timescale for every property. If you have a proposed move-in date, business opening or other deadline, mention it during the initial enquiry so its implications can be considered before you commit to a start date.

What happens at the free site visit?

The initial visit is an opportunity to explain the result you want, show us the site and identify the information needed for a meaningful quotation. Bring drawings, photographs, known constraints and details of any previous work where available. We discuss the proposed scope and the stages that may need further design or approval. A free visit is not a substitute for specialist surveys or a formal approval; where more investigation is needed, that requirement should be clear before the construction scope is finalised.

What guarantee and insurance do you provide?

Ranshaw Group provides an 18-month workmanship guarantee on all works and matches manufacturer product warranties. We hold £10,000,000 public liability insurance. A workmanship guarantee and a product warranty cover different things, so ask about the terms relevant to your chosen specification when reviewing the quotation. These are not promises of a fixed service lifespan or a replacement for routine maintenance. We do not hold trade-body accreditations and do not present membership badges or review scores that have not been supplied.

How are payments arranged?

For standard domestic projects, the payment schedule is a 10% deposit upon booking, 40% payable two weeks before the scheduled start date, 45% staged throughout the project and the final 5% upon sign-off. Commercial staged payments may be adapted for development loans or direct lender schedules. Each job is quoted individually, so review the written scope and payment stages together. Discuss any lender requirements at the outset rather than assuming they can be fitted around a construction programme after work has already been booked.

Do you cover Lincolnshire, and can you attend an emergency?

We cover Lincoln, Grantham, Boston and Sleaford, along with the other Lincolnshire locations listed on our website. Contact us with the site address so we can discuss your project. Our published hours are Monday–Saturday, 6am–6pm, and Sunday, 8am–6pm. An emergency or out-of-hours response service has not been provided, and we do not promise a response time. Call 07960 180466 to discuss availability; for an immediate danger, use the appropriate emergency service rather than waiting for a building quotation.

Are stables and farm buildings covered by permitted development?

Not automatically. Agricultural permitted-development rights apply only where the relevant conditions are met, and prior approval may be required. A stable's use and circumstances may differ from those of an agricultural storage building. Ask the local planning authority about the actual proposal and site before relying on an exemption. We manage planning and building control where required, but cannot guarantee an authority decision or treat every rural plot as eligible.

How long will a farm building last?

A whole-building lifespan has not been supplied. Exposure, use, materials and maintenance affect different parts of the structure in different ways. Roof coverings, fittings and other products have their own warranty terms. We provide an 18-month workmanship guarantee and match manufacturer product warranties. Discuss the intended use and maintenance access during specification, and retain product information so future care is based on the installed materials rather than a generic rural-building estimate.
