Your project
Design & Build,
from the ground up
Design and build connects the proposed result with the work needed to deliver it. Instead of treating design, groundworks and finishing as separate bookings, the project can be discussed as one construction scope. That does not make every decision automatic: the property, approvals, technical information and chosen specification still matter. Its practical value is a clearer relationship between the plans and the work, so important interfaces are visible before different stages proceed on incompatible assumptions.
Ranshaw Group is a family-run building and construction company with full design-and-build capability across all trades from groundworks to completion. Our team has over 40 years of combined experience across construction trades. We work on residential, commercial and agricultural projects across Lincolnshire. Initial site visits and quotes are free and carry no obligation. Each project is quoted individually; there is no standard package price that assumes every property, building use or design requirement is the same.
This approach is relevant when you want one team to consider the complete build rather than appointing disconnected contractors for individual stages. It can support a new home, extension, conversion or another agreed construction project. You may already have drawings, or may need the design developed around your brief. Tell us the result you need, available information and constraints at the outset. The written agreement should make design responsibilities, submissions, construction work and any specialist input clear, rather than relying on the service name to imply unlimited scope.
Before work begins
Avoid the problems
that cost twice
A design that has not been considered against the site or construction requirements can leave difficult decisions until work begins. Access, ground conditions, service routes and structural details all influence what is practical. Separately appointed stages may also rely on different versions of the design or different assumptions about who is providing information. The consequences can include revised details, repeated work and uncertainty over cost. Agree how information and decisions move through the project before treating a concept drawing as a final construction instruction.
One contract does not remove the need for a clear specification. A broad promise to handle everything is less useful than an agreed scope that identifies the work, approval responsibilities and exclusions. Planning decisions, specialist reports, utility arrangements and client-selected items can still create dependencies. Common mistakes include assuming an approval is guaranteed and making late material changes without considering their effect on other stages. A coordinated process helps expose these issues, but does not justify a promise that a build has no risks or can never change.
Our process
A clear route from first visit to sign-off
Brief & free site visit
Discuss the purpose of the project, budget priorities and any dates that matter. Show us existing drawings, permissions and known constraints. The initial visit helps connect the brief with the site and identify further information needed. It is not a replacement for every survey or specialist assessment a complete design may require.
Design development & responsibilities
The design needs to relate layout, structure, groundworks and services to the intended use. Planning applications and building control are managed where required. Agree who provides specialist information and who is responsible for submissions. Authority approval remains a separate decision, so the programme should not treat an unresolved application as if it were already granted.
Specification, quotation & contract
A defined scope gives the individual quote a meaningful basis. Review materials, included construction, exclusions and any client-supplied items together. Standard domestic payments are staged; commercial staging may be adapted to lender schedules. Clarify how changes are agreed and what information remains outstanding before booking, rather than assuming a headline total settles every future decision.
Coordinated construction stages
Groundworks, structural work, services and finishes need a sequence that follows the design and relevant inspections. Decisions that affect later stages should be resolved before earlier work closes off the options. Agree communication responsibilities for the overall scope; project-specific access, material and approval dependencies still need to be recognised in the programme.
Review, completion & sign-off
The completed work is reviewed against the agreed scope, with remaining items and relevant handover information discussed before sign-off. Retain product and approval records for future maintenance. Our 18-month workmanship guarantee applies alongside matched manufacturer product warranties. The guarantee covers workmanship, not an unconditional promise about future use, authority decisions or every product's lifespan.
Built around your priorities
What a coordinated project gives you
Coordinated project discussions
A coordinated team gives you a place to discuss the complete construction scope, rather than resolving every interface between separately booked stages yourself. Agree responsibilities when design choices, groundwork requirements and finishes affect one another.
Design linked to delivery
Considering construction while the design is developed helps identify practical requirements before work begins. The objective is a buildable specification for the actual site, not an unsupported claim that every concept can be delivered at a predetermined cost.
A scope you can compare
An individual quotation relates cost to the proposed work and specification. You can assess alternatives by what they change in the project, rather than comparing broad package labels that may include different design work, preparatory stages or finishes.
Handover considered throughout
Relevant inspection and product information can be discussed as part of the project from the start. That helps distinguish what is needed for completion from ongoing maintenance and operation, instead of assuming every project has the same records or aftercare requirements.
The details that matter
Methods, materials & site requirements
Residential, commercial & agricultural briefs
Different building uses need different priorities. A home extension may focus on room connections and household disruption; a business project may have operating and funding constraints; a farm building needs a working-site brief. The same coordinated approach does not imply an identical technical specification. Confirm the actual use, scope and specialist requirements so the design-and-build agreement reflects your project rather than a generic description of construction capability.
Materials, structure & service coordination
Masonry, framing, roof systems, drainage and internal finishes need to be selected as compatible parts of the design. Availability, maintenance and the applicable requirements inform the options. We do not promise one method as suitable for every project or publish a universal materials package. Discuss alternatives with the design information available and confirm what is included, particularly where a change to one element affects groundwork, structural or service requirements elsewhere.
Existing drawings & approval information
Previously prepared plans are useful but may need review against the intended scope and current site information. A planning drawing and a construction detail serve different purposes. Existing approval records should be checked rather than assumed to cover a changed design. Management of planning applications and building control is included where required and agreed, but specialist surveys and other permissions need their own responsibilities identified in the project scope.
General guidance: GOV.UK: planning permission. Requirements are checked for the individual site and proposal.

Your questions answered
Before you book design & build
How much does design & build cost in Lincoln?
Every project is quoted individually after we understand the site and the work required. There is no published fixed price or square-metre rate to substitute for that assessment. Access, ground conditions, existing services, specification and any necessary approvals can all change the scope. Your initial site visit and quotation are free and carry no obligation. Tell us the location, your aims and any available drawings so the discussion starts with the actual project rather than an assumed budget.
How long will the work take?
A standard completion time has not been provided. The programme depends on the agreed scope, design information, approvals, material availability, site access and any work that must happen before construction starts. We discuss these dependencies when reviewing your project, rather than promising the same timescale for every property. If you have a proposed move-in date, business opening or other deadline, mention it during the initial enquiry so its implications can be considered before you commit to a start date.
What happens at the free site visit?
The initial visit is an opportunity to explain the result you want, show us the site and identify the information needed for a meaningful quotation. Bring drawings, photographs, known constraints and details of any previous work where available. We discuss the proposed scope and the stages that may need further design or approval. A free visit is not a substitute for specialist surveys or a formal approval; where more investigation is needed, that requirement should be clear before the construction scope is finalised.
What guarantee and insurance do you provide?
Ranshaw Group provides an 18-month workmanship guarantee on all works and matches manufacturer product warranties. We hold £10,000,000 public liability insurance. A workmanship guarantee and a product warranty cover different things, so ask about the terms relevant to your chosen specification when reviewing the quotation. These are not promises of a fixed service lifespan or a replacement for routine maintenance. We do not hold trade-body accreditations and do not present membership badges or review scores that have not been supplied.
How are payments arranged?
For standard domestic projects, the payment schedule is a 10% deposit upon booking, 40% payable two weeks before the scheduled start date, 45% staged throughout the project and the final 5% upon sign-off. Commercial staged payments may be adapted for development loans or direct lender schedules. Each job is quoted individually, so review the written scope and payment stages together. Discuss any lender requirements at the outset rather than assuming they can be fitted around a construction programme after work has already been booked.
Do you cover Lincolnshire, and can you attend an emergency?
We cover Lincoln, Grantham, Boston and Sleaford, along with the other Lincolnshire locations listed on our website. Contact us with the site address so we can discuss your project. Our published hours are Monday–Saturday, 6am–6pm, and Sunday, 8am–6pm. An emergency or out-of-hours response service has not been provided, and we do not promise a response time. Call 07960 180466 to discuss availability; for an immediate danger, use the appropriate emergency service rather than waiting for a building quotation.
Can you work with drawings I already have?
Share the drawings and relevant approval information during the initial enquiry. They help establish the starting point, but the design still needs to align with the site, intended specification and construction scope. Any missing technical detail or specialist information should be identified before pricing is treated as final. We do not assume that a planning drawing alone contains everything needed for foundations, services and the complete build.
Does design and build guarantee a fixed timeline or lifespan?
No universal timeline or finished-building lifespan has been supplied. Approvals, site conditions, scope, materials and decisions affect the programme, while different building elements have different maintenance needs. We provide an 18-month workmanship guarantee and match manufacturer product warranties. Discuss any specific completion or performance requirement before booking so it can be considered in the written scope, rather than treating the service name as an unconditional delivery promise.
