New Builds & Extensions,
from the ground up

A new build starts with the site and the intended home; an extension starts with both the site and the building that must remain. In either case, useful space comes from more than additional floor area. The connection between rooms, natural light, everyday access and the position of services affects how the finished home works. Defining these priorities before construction makes it easier to compare design choices against the result you actually want, rather than making expensive changes once the structure is already under way.

Ranshaw Group provides full residential design and build from the ground up across Lincolnshire. A family-run team with over 40 years of combined experience across construction trades handles projects from groundworks to completion. Your initial site visit and quotation are free and carry no obligation. We discuss the proposed building, access, existing information and chosen specification so the quotation reflects your project rather than a generic cost per square metre that may omit groundwork, alterations or finishing requirements.

For an extension, the junction with the existing house deserves particular attention. Levels, drainage, roof connections and openings through existing walls influence both the sequence and the detail of the work. For a new build, site constraints and the availability of services can shape the design before construction begins. Professional coordination connects these decisions with approvals and the construction scope. It also helps you distinguish the work included in the quotation from surveys, utility arrangements or other requirements that need separate agreement.

Before work begins

Avoid the problems
that cost twice

Beginning with a floor plan but no confirmed construction information can move important decisions onto the site. Ground conditions, existing foundations, drainage routes and structural openings may all affect what is practical. If unresolved details are treated as settled assumptions, later discoveries can change the scope and programme. Avoid comparing quotations only by their headline total: differences in exclusions, specification and preparatory work can make two apparently similar prices cover quite different outcomes.

Some extensions may qualify as permitted development, but that does not remove the need to check the applicable limits, property restrictions or building-regulations position. New-build projects have their own site-specific approval requirements. Other common mistakes include ignoring how an occupied household will function during the work and ordering finishes before dimensions are confirmed. These choices can lead to preventable disruption, repeated work or purchases that no longer suit the final layout. Discuss practical constraints before agreeing the construction sequence.

Our process

A clear route from first visit to sign-off

01

Site visit & household priorities

Explain what the new space needs to do, your intended budget and any key dates. We review access and the relationship with the existing property, where relevant. Bring surveys, drawings and previous approval information if available. Early discussion should separate the essential requirements from features that depend on later design or cost decisions.

02

Design & approval route

Planning applications and building control can be managed where the project requires them. The design needs to connect the layout with structure, drainage and the proposed specification. Authority decisions are not guaranteed, and a planning drawing alone should not be assumed to contain every detail needed to price and construct the building.

03

Written scope & staged payments

The quote is prepared for the actual project. Agree what is included, what remains subject to investigation and how any client-supplied items fit into the programme. Standard domestic payments are staged, with the final 5% due on sign-off. The written scope and payment schedule should be reviewed together before booking.

04

Groundworks through to finishing

Construction stages must follow the design and the required inspections. Foundations, drainage, structural work, weather protection, services and finishes have dependencies that affect sequencing. An occupied extension may also need agreed access and temporary arrangements. Discuss these requirements early so household expectations are aligned with the practical realities of building work.

05

Checks, completion & sign-off

Review the finished work against the agreed scope and discuss relevant approval records, product information and remaining items. Retain the information needed for future maintenance. Our 18-month workmanship guarantee and matched manufacturer warranties apply to the work; neither is a promise that products will last indefinitely without appropriate care.

Built around your priorities

What a coordinated project gives you

Space shaped around daily life

A layout based on how you live can prioritise the right connections between rooms, storage and access. This gives design choices a practical purpose rather than relying on size alone as proof that the finished space will suit your household.

A connected construction plan

Coordinating the foundation, structural shell and finishing scope reduces the risk of separate bookings working to incompatible assumptions. You can discuss the whole build with one team instead of resolving interfaces between unrelated contractors without a common construction plan.

Costs with a defined scope

An individual quotation allows the specification and preparatory work to be considered alongside the total. You can assess a change in materials or layout against the work it affects, rather than guessing from a rate that may not include the necessary alterations.

Maintenance considered early

Roof junctions, drainage access and material choices affect how the building will be cared for after completion. Discussing those details during design helps avoid inaccessible maintenance points and makes product information more useful when planning future upkeep or replacement.

The details that matter

Methods, materials & site requirements

New home, rear extension or side addition

The appropriate design depends on the site and the intended use of the space. An extension needs a considered relationship with existing rooms and boundaries; a new home needs a complete site and services strategy. Neither should be selected from a standard shape without checking the property's constraints. The quotation should identify the actual form and specification rather than assuming every extension uses the same structure.

Foundations & structural connections

Ground conditions and structural design determine foundation requirements. Existing buildings may need investigation where new openings or connections are proposed. Drainage and buried services must be considered before excavation, and inspection stages need to align with progress. A visible wall finish tells you little about these underlying decisions, which is why groundworks and structural information belong in the planning of the build, not just its opening week.

Envelope, insulation & finishes

Masonry, roof coverings, glazing, insulation and internal finishes need to work as a coordinated specification. The right choices depend on the design, applicable requirements, appearance and maintenance priorities. Discuss performance and compatibility rather than selecting each product in isolation. Where the new work connects to an existing house, junction details can be as important as the main material selections for weather resistance and the practicality of future maintenance.

General guidance: GOV.UK: householder permitted development. Requirements are checked for the individual site and proposal.

Your questions answered

Before you book new builds & extensions

How much does new builds & extensions cost in Lincoln?

Every project is quoted individually after we understand the site and the work required. There is no published fixed price or square-metre rate to substitute for that assessment. Access, ground conditions, existing services, specification and any necessary approvals can all change the scope. Your initial site visit and quotation are free and carry no obligation. Tell us the location, your aims and any available drawings so the discussion starts with the actual project rather than an assumed budget.

How long will the work take?

A standard completion time has not been provided. The programme depends on the agreed scope, design information, approvals, material availability, site access and any work that must happen before construction starts. We discuss these dependencies when reviewing your project, rather than promising the same timescale for every property. If you have a proposed move-in date, business opening or other deadline, mention it during the initial enquiry so its implications can be considered before you commit to a start date.

What happens at the free site visit?

The initial visit is an opportunity to explain the result you want, show us the site and identify the information needed for a meaningful quotation. Bring drawings, photographs, known constraints and details of any previous work where available. We discuss the proposed scope and the stages that may need further design or approval. A free visit is not a substitute for specialist surveys or a formal approval; where more investigation is needed, that requirement should be clear before the construction scope is finalised.

What guarantee and insurance do you provide?

Ranshaw Group provides an 18-month workmanship guarantee on all works and matches manufacturer product warranties. We hold £10,000,000 public liability insurance. A workmanship guarantee and a product warranty cover different things, so ask about the terms relevant to your chosen specification when reviewing the quotation. These are not promises of a fixed service lifespan or a replacement for routine maintenance. We do not hold trade-body accreditations and do not present membership badges or review scores that have not been supplied.

How are payments arranged?

For standard domestic projects, the payment schedule is a 10% deposit upon booking, 40% payable two weeks before the scheduled start date, 45% staged throughout the project and the final 5% upon sign-off. Commercial staged payments may be adapted for development loans or direct lender schedules. Each job is quoted individually, so review the written scope and payment stages together. Discuss any lender requirements at the outset rather than assuming they can be fitted around a construction programme after work has already been booked.

Do you cover Lincolnshire, and can you attend an emergency?

We cover Lincoln, Grantham, Boston and Sleaford, along with the other Lincolnshire locations listed on our website. Contact us with the site address so we can discuss your project. Our published hours are Monday–Saturday, 6am–6pm, and Sunday, 8am–6pm. An emergency or out-of-hours response service has not been provided, and we do not promise a response time. Call 07960 180466 to discuss availability; for an immediate danger, use the appropriate emergency service rather than waiting for a building quotation.

Does a house extension always need planning permission?

No universal answer applies. Some house extensions may qualify as permitted development when all relevant conditions are met, but location, property type, previous additions and restrictions can change the position. Building regulations are a separate check. Confirm the route for your property with the local planning authority before proceeding. We manage planning applications and building control where required, without promising that an application will be approved.

Can we stay at home, and how long should an extension last?

Whether you can remain depends on access, services, the extent of alterations and the sequence of construction; discuss it before booking rather than assuming normal household use will continue. No universal building lifespan has been supplied. Structure, roofs, fittings and finishes have different maintenance needs. Our 18-month workmanship guarantee and matched manufacturer warranties apply, and relevant product information should be retained for future care of the completed space.
